The first 85 properties are now complete at the Ty Fry regeneration area in Blaenavon. Westdale were appointed by Bron Afon Community Housing to deliver a comprehensive package of regeneration works to 226 properties in the Blaenavon World heritage site. The investment programme included Asbestos removal, chimney stack removal, Roofing works, External Wall Insulation, new soffits, fascias & rainwater goods, as well as flat roof insulation to the porch areas.
Fuel poverty runs very high here due to Blaenavon’s seriously exposed location and altitude.
Aesthetic considerations:
Further complexity was added to the project by Blaenavon’s ‘World Heritage Site’ designation. Westdale and our client collaborated with the Local Planning Authority; our architect-led design service proposed a number of design options, before finally agreeing upon a modernist colour palette, which resulted in the Ty Fry properties achieving significant aesthetic uplift, to the full satisfaction of Torfaen County Borough Council Planning Authority.
Weather:
Situated 450Ft above sea level, the average annual rainfall in Blaenavon is more than twice the UK average; working around the weather was therefore an integral part of our ability to deliver. However, sunlight and extreme temperatures can also be as damaging; bad weather therefore provided a significant constraint to project delivery.
We adopted a series of ‘workarounds’, for example, by tracking the sun so that we work only in the shade, and by programming the work to be carried out during suitable conditions, keeping a constant vigilance upon changing conditions.
The remaining 40 properties will be completed in the coming weeks, whilst phase two of the investment programme will commence early next year, after the worst of the winter has passed.
